20 Steps to the Home of Your Dreams

Just as a good cook will follow a recipe, we’ve developed a ‘recipe for success’ that allows us to streamline communication with our clients and complete projects on time and in a professional manner.

So that you’ll always know where we are in the design/build process, we’ve outlined the steps below:

1.   Initial Consultation: Our first in-depth meeting, where you share your vision… and we listen!

2.   Site visit. Once we have your ideas in mind, we’ll evaluate your building site to determine any logistical limitations.

3.   Preliminary Feasibility Study. You’ll get a clear picture of design & budget considerations, including initial rough estimates.

4.   Conceptual Agreement. Based on previous steps, here’s where you commission us to get started developing the plans and information required for pinpoint project pricing.  A deposit, typically $1,000, gets this process started.

5.   Concept Drawings. Here’s where you see your home begin to take shape with scaled drawings showing your 3D floor plans and elevations.  These will give you a picture of the size of each room and the layout of the home.

6.   Specifications. At this step we put in writing the specific materials to be included in the home – type and grade of windows, doors, cabinetry and counter tops, trim, flooring, trim, etc., as well as the scope of work to be included in the final pricing.

7.   Approvals. At this point we’ll review with you all preliminary plans, specifications and the scope of work for your authorization to proceed with getting bids.

8.   Assemble Preliminary Bids. Based on the approved specifications, all materials and labor bids will be obtained and assembled.  This will give us a narrow price range for your finished home.

9.  Present Preliminary Pricing. Here’s where we fine-tune the plan and specs, if needed, to make sure everything works with your budget.  Don’t be alarmed if there are additional decisions and maybe even a few compromises at this point; it’s all part of the process to ensure you get the home that is comfortable and affordable.

10. Financing. If applicable, present plans, specifications and budget to a mortgage lender for approval of the mortgage and construction loan.  (Skip this step if self-funding.)

11. Finalize Construction Agreements. This will include the Contracting Agreement with LGI, as well as agreements with Epoch Homes (if applicable) to build the modular units.  Note: A deposit will be required at this point, the amount based on the price.

12. Final Plans, Confirmed Pricing. Factory will draw final construction plans and confirm final pricing of the modular home based on final specifications.

13. Final Plan Approvals. By now, we’ll have a very detailed set of plans and specifications that define ever aspect of the home.  You’ll have an opportunity to go through the plans and specs again to make sure every detail is exactly as you wish.  This is the final opportunity to make changes before the home goes into production, and we want every last detail to be perfect for you!

14. Place Modular Order.  This is it – you’re home now goes onto the production schedule!  A deposit of 15% of the final price is due as a production deposit.

15. Permitting; Sitework. Here’s where things start to happen.  We’ll pull all applicable permits and begin site work, excavation and foundation.  (Grab your camera; it’s finally happening!)

16. Modular sections are delivered. It’s the day your home arrives on site.  Imagine – at 8am there’s a bare foundation, and by 5pm there’s a house!  It happens that quickly in most cases.  How exciting!

17. Finish work. Over the next 60 days or so, the LGI team is busy completing the details of the home – porches, decks, garages, interior painting and ‘stitching’ the units together.  By the time this is done, no one will ever be able to tell that this was a modular home… other than the superior quality!

18. Final Mechanical Work.  All plumbing and electrical fixtures and appliances are hooked up and tested.  The home becomes livable.

19. Final Inspection. The city or township inspections are completed and a Certificate of Occupancy is issued.  LGI crews perform final ‘punch list’ items and thorough cleaning.  Everything is just right when we turn over the keys to your beautiful new home.

20. Move In. This is the day that you’ve planned and worked for – you move into your beautiful new Lacewood home and realize that yes, it’s definitely all been worth it!
